I have experienced a number of incredible successes because of Kim. The first one sold me. I had a listing in Blue Bell Country Club that was on the market for well over 6 months. Buyers came and buyers went. Although this particular property had a fabulous location, there was not one offer. I knew that the decor, etc was distracting to the buyers and when the property became vacant I went to the owner suggesting that we consult a "stager". Luckily, I contacted Kim.

I had never heard of “staging”

before my REALTOR recommended Kim, and I have to say she did a wonderful job. Not only was she easy to work with and extremely professional, but all of her suggestions and decorating ideas were excellent. In fact, thanks to her, our house never looked better! We managed to sell it in the worst market in years, and I highly recommend Kim to anyone putting their house on the market.

An Investment That Really Does Pay Off


In January of ’07 my husband brought home one of those real estate booklets of homes for sale. One new construction site caught our attention. This opened up the flood gates for us looking to buy a new home.

Our current home was 29 years old and we had been living there for 8 years. We had done extensive renovations over the years, most recently finishing our kitchen in November.

We contacted a fantastic realtor and within a few short weeks, we found a 2 year old home that we fell in love with and purchased. While this was exciting there now were two major hurdles:

#1 - We didn’t even have our current home up on the market yet. We weren’t expecting things to move so quickly.

#2 – The sellers wanted a settlement date six short weeks away.

Yikes! We didn’t want to be saddled with two mortgages, so everything went into high gear. Jim Dietrich, our REALTOR with RE/MAX 440, put us in touch with Kimberly Kratz. Kimberly owns a company called KJK, Inc. that specializes in resale design, and can do everything from paint your house, to shop for furniture, to staging your home for viewings.

With two young children, two dogs, a 29 year old home and a quick turnaround time, we needed help! Kimberly came in and assisted us in de-cluttering the home. She chose paint and carpeting. She provided us with artwork, new furniture and elegant ways to decorate the home. Kimberly also put us in touch with a moving company to assist with storing much of our things to better show the home. The day of the first showings, Kimberly came over and in a time crunch, managed to put the home together to make it look fantastic.

The house went up for sale on a Saturday and by the following Friday we had three offers and sold the home!

Kimberly takes the time to get to know you and your tastes and will shop accordingly. Our home never looked as good as it did once she was through with it. It’s no wonder it sold so quickly.

We were so delighted with her shopping choices, we decided to keep them and take them with us to our new home. Kimberly is now going to assist us in decorating our new home.

Paint, carpeting, furniture and Kimberly were all an investment; an investment we’d make again in a heartbeat!

Kim proved to be like a finding a lucky four-leaf clover

In April of 2006, I decided to "down-size" my home, and found a perfect new location.  On May 3rd of 2006, I placed my 3000 square-ft carriage home in Blue Bell Country Club on the market.  The new home was completed, and settlement was in August.  By October, there had been minimal showings of my larger home.  Mid-October, I moved to my new, smaller residence, while paying two mortgages and an interest-only swing loan.  Carriage houses in Blue Bell Country Club continued to be put up for sale, but very few, if any, were selling.  Now my property was empty of furniture and any "homey" touches.

Finally, in early April of 2007, a full 11 months after my home was first listed for sale, my realtor, Sue Hunter, suggested that we contact a home design "stager". I concurred.  Luckily, my realtor called Kim Kratz of KJK INC.  I say that because Kim proved to be like finding a lucky four-leaf clover.  All of her recommendations were followed, from new paint colors, carpeting in certain rooms, as well as furniture and accessory rentals.  Kim does all the hard work - hiring and overseeing all the contractors, selecting and arranging all the furniture and accessories.

After about two weeks of hard work on Kim's part, my carriage house was transformed.  It went back on the market, at a higher price, with the first showings on April 30th.  There were more showings in the first five days than there had been in the first four months it had been listed last spring.  There was a bona fide offer made on May 5, and an agreement of sale was signed on May 7.

After almost a year, Kim took my "ordinary home" and turned it into an eye-pleasing model.  Her expertise provided me with a successful sale in just one week, at a more competitive price than had been previously asked.  The costs of Kim's efforts were more than recouped by the quick sale, and the selling price.

I would highly recommend Kim's expert and talented services to anyone seeking to sell a house in today's market.  My only regret is that it took me 11 months to find her.
